What does it take to sell your home in today's market?

Price (Department store price tag coming from chimney with $$$)

Homes must be priced at today's market value based on recent sales activity.

Condition (Exterior Wall)

Both the interior and exterior of your home should be in move-in ready condition.

Memorable (Fireplace)

Accent the most interesting features of your home to set it apart from others.

Neutral (Interior Wall)

All walls and carpet should be neutral in color scheme. Repaint if necessary.

De-Cluttered (Chair next to table with flowers, figurine, magazines, etc.)

Remove as many extra items as possible to make your home appear more spacious.

De-Personalized (Picture frame on wall with photo of someone)

Put away family photos and other personal items so buyers can imagine themselves in your home.

Curb appeal

Don't be a victim of drive-by rejection

You've cleaned, repaired, painted, de-cluttered, and de-personalized - all good tips to prepare the inside of your home for potential buyers. But make sure your spruce-up strategy doesn't stop at the door.

Here are a few tips for staging the outside of your home to make sure buyers take the next step and come inside:

Paint the front door and garage doors. Replace them if they are dented.

Professionally touch-up exterior paint or have the siding power-washed. Clean the gutters and windows.

Wash and repaint or reseal decks, and tidy any surrounding plants. Make sure any patio furniture is clean and in good condition.

Replace any missing roof shingles.

Clean, repave or repair the driveway.

Replace any outdated or damaged light fixtures.

Repair or replace any landscaping bricks.

Clean all landscaping beds. Replace bedding material and add seasonally appropriate plantings.

Trim or prune all trees and bushes, and fill in bare dirt under large shade trees.

Maintain the lawn, including weeding and trimming.

Ask a trusted friend or neighbor to tell you what you've missed, and make those fixes.

Establishing Market Value of Your Home

When a home is priced higher than what buyers will pay, the home will likely remain on the market for a longer period of time, and more than likely, the selling price will be lower than the asking price.* That's why it's critical for your home to be priced right from the very beginning.

The market value of your home is determined by several factors:

Recent sales - Properties reflecting selling prices paid recently for comparable properties.

Failed to sell - Properties recently offered for sale but failed to sell, which reflect undesirable listing prices.

Pending sales - Properties under contract, but not closed, which are good indicators of acceptable prices.

Competitive active listings - Properties listed for sale that will compete with yours in the marketplace.

Market value is not determined by your original purchase price, its replacement cost, or the cost of improvements you have made. It's also not based on the price your neighbors paid for their home a year or two ago, or your emotional attachment to the property.
